What does "Licensed General Contractor" mean?
We are not 2 men and a truck. We are a state licensed, insured residential contractor. Many companies say “licensed” but they only have a business license from a city to operate a business. HB Remodeling is state licensed with the Secretary of State. To get state licensed is a grueling process that requires extensive knowledge of the construction process and international building codes. Only state licensed contractors can legally pull permits.
What can I expect for material prices?
In the last 1-1/2 years almost all building materials increased substantially in price some as much as 300% or more. These increases have caused the cost of all construction projects to increase exponentially.
There was a time when the material cost was just over 25%. Now it is not uncommon for the material cost to exceed 50% depending on the project. Therefore deposits required to start projects have increased substantially.
Will all my preferred materials be available?
During the Covid-19 outbreak many manufacturers slowed down or completely closed their facilities thus causing any stock to dwindle to a point of being unavailable. As the Covid restrictions have eased manufacturers are not hiring back as may employees or many employees are just not returning. Many facilities have also used this time to retool and update. The result is that some materials are unavailable or can take 3 – 4 months to get. Material availability is also extremely sporadic, one day the item is in and the next it’s not available.
What are progress payments?
We require a deposit somewhere between 30% – 50% depending on what materials are required for the job. I then submit an invoice for partial payment on a weekly or biweekly basis. This invoice goes out on a Tuesday or Wednesday for Friday payment. We do this so that we never have too much of your money. We want you to take comfort in knowing that we are not going to run off. This also works in our favor as well.
